Every inspection report contains dozens — sometimes hundreds — of findings. First-time buyers often see the page count and panic. Experienced buyers ignore 80% of it and zoom in on the issues that affect safety, structure, or systems. Here's how to triage.

The Severity Tiers

The 5 That Actually Matter

  • Foundation — cracks wider than 1/4", bowed walls, settling: $5k–$50k+

  • Major systems — HVAC age 18+, water heater 12+, electrical Federal Pacific/Zinsco panel: $5k–$15k each
  • Plumbing — galvanized pipes, polybutylene supply lines, evidence of leaks: $8k–$25k
  • Water intrusion — basement water, attic leaks, grading toward house: depends on cause, often $5k+

What's Cosmetic (and Can Wait)

Peeling paint, scuffed floors, dated fixtures, popcorn ceilings, dingy carpets, missing outlet covers, a wobbly toilet — these are all cosmetic or trivially repaired. They're inspection report filler. Don't use them as negotiating points; use them only to plan your post-closing renovation budget.

Calling in Specialists

Trust but verify
If your inspector notes "foundation appears to have movement" or "electrical panel may be undersized for current usage," don't take that as your final answer. Get a foundation engineer or licensed electrician to provide an actual scope and quote. Specialist reports give you exact numbers to negotiate with.
